Clue 4 - I've done a Rikki James :D

NOT because I'm sitting on a diamond find :(

Let's say you are wondering the woods on a European vacation and stumble onto an old split rotting away.
Whats the general sequence of events one should follow to make it yours???
Find the owner? Or is land owner fine?
What paperwork needs to change hands? Bill of sale, anything else?

In my defence when I wrote that all I had was a picture. I didn't even know where it was, it was just a pipe dream. And I didn't want people getting off topic :P
